+214% qualified leads in 6 months

March – August 2026

A boutique residential development of 84 units four blocks from the beach in Playa del Carmen. Presales stalled in phase two, with cheap leads the sales team no longer wanted to dial.

Challenge

Altamar arrived with a familiar paradox: hundreds of leads per month and a frustrated sales team. Previous campaigns optimized for cost per form fill, so the algorithm delivered the curious — bored tourists, buyers with no budget, fake numbers. Cost per lead looked gorgeous in the report; inventory absorption told another story.

With phase two about to launch and 51 units in inventory, the developer needed scheduled visits from real buyers — Mexicans from CDMX and Monterrey, and foreigners from the United States and Canada — before the August price adjustment.

Approach

We redefined the success metric with sales before touching a single campaign: a qualified lead would be a contact with a verified phone number, a declared budget from $3.2M MXN and a buying horizon under twelve months. Everything else stopped counting, even where it flattered the report.

We rebuilt the funnel in two languages: landing pages per unit type with from-pricing, real availability and a visit calendar wired into the CRM. Meta campaigns switched from optimizing to form fills to optimizing to qualified leads via the Conversions API, and on Google we captured active demand for “presale condos Playa del Carmen” and its Spanish variants.

Content stopped being generic renders: monthly construction progress filmed on site, neighborhood walk-throughs with real times to the beach, and interviews with the architect. Material a serious buyer actually watches — and that remarketing puts to work stage by stage.

Results

In six months the system went from empty volume to a real pipeline: 214% more qualified leads than the comparable 2025 semester, at 38% lower cost each. The sales team went from chasing ghosts to managing an average of 47 scheduled visits per month, and phase two reached 71% absorption before the price adjustment.
