How much does real estate marketing cost in the Riviera Maya in 2026?
“How much should I invest in marketing?” is every developer’s first question, and it almost always gets evasive answers. Here are concrete numbers, with the obvious caveat: these are ranges observed in the Riviera Maya as of August 2026, not quotes.
The number that matters: percentage of sold value
Before talking monthly pesos, set the ceiling: a healthy development invests between 1.5% and 3% of total sales value in marketing across the entire sales period. A $300M MXN project should budget between $4.5M and $9M MXN in total. If projected fees plus media exceed that range, something is off — either the sales price or the strategy.
Monthly ranges by stage
| Stage | Agency fee (MXN) | Media (MXN) | Focus |
|---|---|---|---|
| Pre-launch (3–4 months) | $45,000 – $70,000 | $60,000 – $120,000 | Database and anticipation |
| Active presale | $45,000 – $90,000 | $80,000 – $200,000 | Qualified leads and visits |
| Inventory close-out | $35,000 – $60,000 | $40,000 – $90,000 | Remarketing and real urgency |
The extremes exist: luxury towers with media above $400,000 monthly, and lot subdivisions starting at half the lower range. Stage matters more than size: pre-launch without a database is money burned on cold audiences, and close-out with a launch budget is waste.
What that fee should include (and what it shouldn’t)
- Included: strategy, campaigns, per-development landing pages, CRM lead qualification and a biweekly report against targets.
- Not included (quoted separately): renders, drone construction video, physical activations and the CRM itself.
- Red flag: proposals charging a percentage of media spend without signed cost-per-qualified-lead targets.
Three questions to filter proposals
First: “how do you define a qualified lead and who validates it?” — if the answer doesn’t involve your sales team, it’s empty volume. Second: “what cost per scheduled visit do you expect by month three?” — real operators have a range. Third: “what do you cut if it doesn’t work?” — the answer says more about the agency than its portfolio.
Frequently asked questions
Can I start with less than MXN $100,000 per month all-in?
For brokers and small projects, yes: a basic lead generation system runs from MXN $70,000 all-in. For development presales, hardly: below the range, data accumulates so slowly that decisions get made blind.
Is an in-house team better than an agency?
From three simultaneous developments up, a hybrid wins: internal coordination plus external specialists for campaigns and content. With one or two projects, the total cost of a competent in-house team exceeds a good agency’s.
Does the 1.5–3% rule apply to resale too?
No: it’s a development/presale reference. In resale and brokerage, marketing is measured by acquisition cost per closed transaction, which in the Riviera Maya runs between 8% and 15% of gross commission.
